Job Description and Duties

Our Investment Office – Real Assets Unit (RAU) Portfolio Management Group (PMG) is currently seeking an Investment Officer II (IO II) to perform advanced and complex portfolio/asset management related work and provide RAU management with recommendations supported by research and analysis consistent with the strategic and tactical goals/objectives of the RAU and drive our CalPERS mission.

Duties include but are not limited to:

  • Analyze financial, operating, and compliance reports on assigned portfolio; identify operating, performance, reporting, and compliance issues and make recommendations to the Investment Manager (IM) concerning appropriate actions; prepare written performance summaries of investments; and organize, analyze data and prepare portfolio review documents. 
  • Support senior staff with portfolio reporting. Produce and review reports within the Automated Real Estate Investment System (AREIS) system or other tracking system. 
  • Analyze the periodic reporting and Annual Investment Plans as submitted by investment partners and have primary responsibility to compile and aggregate the information. 
  • Perform in depth market research on specific sectors and/or portfolios to facilitate portfolio and/or investment decision making process

Personal Leave Program 2020 (PLP 2020)
Effective July 1, 2020, in response to the economic crisis caused by the COVID-19 pandemic, The California Department of Human Resources (CalHR) implemented the Personal Leave Program 2020 (PLP 2020). PLP 2020 directs that each full-time team member will continue to work their assigned work schedule and shall receive a 9.23 percent reduction in pay in exchange for 16 hours PLP 2020 leave credits, monthly. Desirable Qualifications

In addition to evaluating each candidate's relative ability, as demonstrated by quality and breadth of experience, the following factors will provide the basis for competitively evaluating each candidate:
  • Strong analytical skills with keen attention to details 
  • Ability to gather and analyze data and present conclusions 
  • Knowledge of financial statement analysis, reporting and modeling 
  • Familiarity with limited partnership agreements and other contractual arrangements between investment managers and institutional investors 
  • Several years of Real Estate and/or Infrastructure experience 
  • Familiarity with private market valuation methodologies such as DCF, trading and transaction metrics and/or specific valuation metrics relevant to the commercial real estate and infrastructure sectors 
  • Significant experience with Microsoft Office applications (Word, Excel, PowerPoint and Outlook) 
  • Demonstrated experience in developing and delivering presentations to management 
  • Strong organizational and communication skills with the ability to manage multiple priorities and communicate across all levels of the organization 
  • Reliable team player with demonstrated ability to independently complete work assignments
